Semi-Detached Home Design

A semi-detached project needs two homes to work well within one coordinated building.

Each residence needs a welcoming entrance, practical rooms, useful storage and a sense of privacy. We look at both homes together while considering how each side relates to sunlight, neighbouring properties and outdoor space.

Matching layouts can be useful, but they are not always the best answer. Different orientations or site conditions may call for changes to windows, entrances or room arrangements.

Elbow Park Custom Home

This corner-lot design brings together a drive-under garage and a terrace above it. An open-to-above entrance introduces daylight into the centre of the home.

The plan includes gathering spaces, a kitchen and butler's kitchen, and an office connected to a side terrace. Upstairs, the primary suite has a private balcony overlooking the tree-lined street.

North Glenmore Residence

North Glenmore Residence brings French-inspired details to a Calgary infill site. White brick, black windows, dormers and a front porch give the exterior its character.

A terrace above the entrance creates a setback over the porch, while a barrel-vaulted feature carries the curved design inside.

Planning and Permits

Local requirements are an important part of infill design. They can affect the home's placement, height, building form, parking and access.

We review the planning context for your property while the design is developing. This helps identify the approvals and supporting information that may be needed.

We check the property's current land use district before developing a proposal. A zoning designation alone does not confirm that a particular layout, subdivision or number of homes will be approved.

Special programs, including Calgary's Infill Fast Track Program, apply only to eligible projects. Any program eligibility needs to be checked separately against current requirements.

Understanding R-C1, R-C2 and R-CG Zoning

R-C1

Single-detached homes

The Residential – Contextual One Dwelling district provides for single-detached redevelopment that responds to the existing neighbourhood.

R-C2

Single, semi-detached and duplex homes

The Residential – Contextual One / Two Dwelling district accommodates these housing forms, subject to the parcel and applicable development rules.

R-CG

Grade-oriented infill

This district accommodates single-detached and semi-detached homes as well as rowhouses and townhouses. The proposed form still needs to meet the applicable rules and approval requirements.

Calgary's citywide rezoning repeal changes took effect on August 4, 2026, with exemptions for certain properties. Do not rely on an older listing or assume every infill lot is zoned R-CG. Check the current designation and rules for the exact address with the City before making a purchase or design decision.

Can you help before we purchase a lot?

We can review available property information and identify design questions that may affect your plans. Some matters require further investigation or advice from the relevant professionals before you make a purchase decision.

How do you bring daylight into a narrow home?

We consider window placement, room depth, orientation and nearby buildings together. Stair openings, front and rear glazing, and upper-level spaces may also help, depending on the design.

Can you work with our builder?

Yes. We can coordinate design information with your selected builder and the consultants required for the project. Roles and deliverables are agreed for each job.

How long does the design process take?
